If you’re selling a property there’s a good chance you may have though to yourself how do I sell my house quickly? (There are a few cases when people do not want a quick sale, for example, if they have not yet found a new home to move in to, but in most cases the quicker the house can be sold the better.)
However, people say they want to sell their house quick but then they do not take action to make it happen and they have not fully considered the factors which affect the speed of the sale of their house.
If you ask someone for the number one factor controlling the time it takes to sell a house I would expect them to say the price. This is of course true. For most properties the most influential factor in the time taken to sell is the price, closely followed by the location or a combination of the two. Unfortunately, this is where most people's thinking gets into a rut.
Lowering the price to sell your quick is not something that most people would want to do, and rightly so. Property is usually a person’s biggest asset and it would be foolish to sell it below market value. (However, there may be occasions when tight financial pressures mean you have to sell your house for a lower price. If this does happen to you there are many companies that buy houses for cash. They are often very fast because they do not reply on a lender to approve the purchase and the money saved on Estate Agents or Realtors can soften the blow of a lower sale price.)
So what other alternatives do we have? How can we climb out of the rut and think differently?
The answer is this case is by considering not only the value of the property but the perceived value. If we cannot change the sale price perhaps we can change, that is, increase, the perceived value of the property instead?
Perception is vital whenever anyone is considering making a purchase. Think about Eater Eggs. Compare the amount of chocolate in an egg with the amount in a chocolate bar. Then compare the cost. For two comparable amounts of chocolate the Easter egg is always more expensive. By moulding the chocolate into the shape egg shaped and selling it in a colourful and much bigger box the manufacturers have managed to change your perception of the product even though the actual amount of chocolate on offer is still the same.
There are dozens of example of this. Any well know brand is more expensive because of the perception of people wearing that brand. Think about all the celebrity endorsements used to sell products.
Therefore, if we are not willing to lower the value of the property to achieve a fast house sale then perhaps we can increase the perceived value of the property and make the sale price seem under market value.
In other words the sale price stays the same but the property is portrayed in the most positive light making potential buyers think it is more valuable and therefore making our sale price look more attractive.
So how do we do increase the perceived value to achieve a quick sale?
Often simple changes can make a big difference.
A good exercise to help you do this is to imagine you are a potential buyer of your own property. Try to see the property through the critical eyes of the home buyer. Is there anything that puts you off? Unkempt garden. Small DIY jobs left unfinished, cluttered and untidy rooms? Rubbish in the shed etc. Once you've identified these small things they are easy to fix so fix it now! Ask family and friends to do the same and let them know it's okay to be critical. Small changes like this can have a dramatic effect on the perception of the house.
